What Does a Buyer’s Agent Actually Do in Texas?
If you're thinking about buying a home, you may be wondering what a buyer's agent actually does.
Find houses online? Schedule showings? Open doors?
Sure.
But finding the house is actually one of the easier parts of buying a home these days.
A lot of what I do happens before we ever walk through a house and behind the scenes once you find one you want to buy.
My job is to help you understand your options, give you the information and guidance you need to make good decisions, and keep all the moving pieces moving from the beginning of your home search all the way to closing.
So what does that actually look like?
We Start Before We Look at Houses
Before we start looking, I want to understand what you're trying to accomplish.
What are you looking for in a home? What's important to you? What's your timing? Are you buying your first home, moving into something different, relocating to Dallas-Fort Worth or considering new construction?
If you're financing the purchase, I want your financing lined up too.
There is nothing worse than falling in love with a house and then finding out you can't afford it. After that, it's really hard to get excited about the houses that actually fit your budget because you're comparing everything to the one you already fell in love with.
If you don't already have a lender, I can connect you with lenders who can help.
We'll also discuss buyer representation, how we'll work together and compensation before we start looking.
Then we can concentrate on finding the right house.
I Help You Narrow Down the Search
Dallas-Fort Worth is a big place.
You don't need to look at every house from Dallas to Oklahoma just because it technically falls within your price range.
We'll narrow things down based on what matters to you: price, location, type of home, size, features, condition, commute and whatever else is important to your particular search.
Sometimes that means adjusting the search as we go. What you think you want when we start may change after you've seen a few houses.
That's okay.
Part of the process is figuring out not only what you like, but what actually works for you.
I'm Doing More at a Showing Than Opening the Door
Of course I'm going to schedule showings and get us into the house.
But once we're inside, I'm not just following you around admiring the countertops.
You're probably looking at whether you like the kitchen, whether your furniture will fit, how the backyard feels and whether you can picture yourself living there.
I'm looking too.
I'll point out things I think you need to pay attention to and give you the pros and cons I'm seeing.
I'm not an inspector or a contractor, and I'm not going to pretend to be one. But if I see something that raises a question, I'm going to point it out so we can get the right professional involved if we need to.
You're going to know what I think and why.
But ultimately, it's your house and your decision. I'm not going to talk you into anything.
My job is to give you the information and guidance you need to make a decision you feel good about.
Because when it's all over and you pull into that garage with the keys to your new home, I want you to be happy with the decision you made.

When You Find the House, We Talk Strategy
You found the perfect house.
Now what?
Before we decide what to offer, I'll look at recent comparable sales, the condition of the home, days on market, price changes, what's happening with similar properties nearby and the current market around that particular house.
I'll also reach out to the listing agent.
I want to learn what I can about the seller's needs. Do they need a particular closing date? Do they need a leaseback? Is there other interest in the property?
The seller doesn't have to tell us everything, but information we can learn may help us decide how to structure the offer.
The highest-priced offer doesn't always win.
Price matters, but so do the other terms.
We'll talk through the strategy together. You decide what you're comfortable doing, and I'll prepare the offer and walk you through it before you sign anything.

Once You're Under Contract, There's a Lot Going On
Yippee! We've got ourselves a contract.
And now a whole new phase begins.
I'm keeping track of contract dates and deadlines. I'm communicating with the listing agent, your lender and the title company.
The inspection gets scheduled. We'll review what comes out of it and determine whether anything needs additional evaluation by the appropriate professional.
We'll determine whether an existing survey can be used or whether a new one needs to be ordered. Your lender continues working on financing and, when applicable, the appraisal.
There may be negotiations, questions or decisions along the way.
And through all of it, I'm keeping you informed about what's happening and what's coming next.
You shouldn't wake up one morning halfway through the transaction wondering, Wait, what are we doing now?

I Communicate With All the People Involved
This is one of the parts of my job buyers don't necessarily see.
A real estate transaction involves a lot of people.
There's you and me, obviously. But there may also be the listing agent, lender, title company, inspector, appraiser, surveyor and other professionals depending on the property.
I'm communicating with those people throughout the transaction.
If your lender needs something related to the contract, we're talking.
If the title company has a question, we're talking.
If something comes up with the listing side, we're talking.
You shouldn't have to figure out who needs what and chase everybody around yourself.
That's part of what I'm here for.
I Help You Understand What You're Signing
There is a lot of paperwork involved in buying a house.
My job isn't to hand you documents and say, “Sign here, here and here.”
We'll go through the important terms, timelines and decisions together.
I want you to understand what you're agreeing to before you agree to it.
That doesn't mean I replace an attorney, lender, inspector, contractor or another professional when specialized advice is needed.
It means I'll help you understand the real estate side of the transaction and help identify when we need another professional involved.
New Construction Is a Little Different
Buyer representation is just as important with new construction.
The builder's sales representative works for the builder. You need someone representing your interests too.
And this part is important: get me involved before your first visit or conversation with the builder.
Builders have their own procedures for registering and working with a buyer's agent, so I want to be involved from the very beginning.
We'll go in together from the start.
I Help Keep Everything Moving Toward Closing
As we get closer to closing, there are still things happening.
We'll have the final walkthrough. Your lender and title company will be working toward the final numbers and documents. I'll continue communicating with everyone involved and watching for anything that needs attention.
And I'll make sure you know what's happening and what you need to do.
Then comes the fun part.
Closing.
Keys.
And pulling into that garage for the first time.
Frequently Asked Questions About Buyer’s Agents in Texas
Do I need a buyer's agent to buy a house in Texas?
You aren't required to hire a buyer's agent to purchase a home in Texas.
But when I represent you as your buyer's agent, I'm working on your side of the transaction and helping you navigate the search, property evaluation, offer strategy, contracts, negotiations and everything that happens between finding the house and getting to closing.
When should I contact a buyer's agent?
Before you start seriously looking at houses.
That gives us time to talk about what you're looking for, get your financing lined up and establish representation before you find the house you want.
As of January 1, 2026, Texas also requires an appropriate written agreement before a real estate license holder shows residential property to a prospective buyer.

Who pays the buyer's agent in Texas?
Buyer-agent compensation is negotiable and something we'll discuss before we begin working together. Texas law requires the written agreement to address the broker's compensation and disclose that broker compensation isn't set by law and is fully negotiable.
My goal is to structure the transaction so another party pays my compensation when that's available and can be negotiated. If that's not possible, we'll have already discussed what your responsibility could be.
No surprises.
Does a buyer's agent help with inspections?
Yes, but there's an important distinction.
I'll help coordinate the inspection process, go through the findings with you and help you understand the real estate decisions that may come from it.
I'm not an inspector or contractor. When we need a professional opinion about the condition of something, we'll get the appropriate professional involved.
Does a buyer's agent help with new construction?
Yes.
If you're considering new construction, get me involved before your first visit or conversation with the builder.

Finding houses and going to showings is the visible part.
A lot of what I do happens in the research, conversations, strategy, negotiations, coordination and problem-solving behind the scenes.
I'll give you my opinion. I'll give you the pros and cons. I'll point things out. I'll tell you what I think and why.
But you make the decisions.
